How is the real estate market in Villefranchois?

“The start of the school year is relatively quiet, as it often is. Demand is fluctuating but we are having a very good year with several sales, despite a political context that is not ideal for private individuals. Prices will start to fall and we hope that this will make acquisition easier.”

Have you noticed any developments and trends in recent years?

“Goods travel quickly and our turnover is very high. Before, it took longer. More and more people come from outside the region, especially from the south-east of France. They are attracted by a quality living environment and attractive property prices. They often pay in cash after selling their previous property. Today, families are more likely to take the plunge and move to another region. Before, the average age for acquisitions was higher. There are also more and more purchases by foreigners. We recently had a Chilean, Irish or even Australian customer.

How does covid impact me?

Before Covid, supply was higher than demand, today the situation has reversed. We feel a return to stone. Individuals are more interested in investing in a house to rent rather than putting their money in the bank. Demand in the countryside is increasingly strong from neo-rural residents who want to enjoy the tranquility. The clientele remains very varied, with purchases from 10,000 to one million euros

And in the bastides is there also the demand?

The interest is felt in the bastide. We sell properties with a notable tendency to renovate. This has a cost but also involves help for the renovation. We have sold beautiful houses already renovated in the countryside, with terraces, for 200,000 euros.
